If you are buying property in Bermuda, choosing between a condominium and a house can change much more than the amount of space you get.
The decision can affect maintenance responsibilities, privacy, shared costs, Annual Rental Value (ARV), buyer eligibility and, for some non-Bermudian purchasers, the government charges associated with acquiring the property.
That makes a simple “condo is cheaper, house is better long term” comparison unreliable.
The better approach is to compare actual properties against your buyer status, lifestyle and ownership budget. This guide uses current and recent JBM Realty property evidence to show where the differences really matter.

Start With Your Buyer Status, Not the Property Type
For Bermudian buyers, the decision may begin primarily with budget, location and lifestyle. For non-Bermudian purchasers, eligibility needs to come much earlier in the process.
JBM Realty's current Non-Bermudians Acquisition of Property guide states that the relevant minimum ARV is $126,000 for houses and $25,800 for condominiums.
ARV is not the property's asking price. It is Bermuda's Annual Rental Value, a government-assessed figure used within the island's land valuation and taxation system.
A condominium meeting an ARV threshold is also not automatically available to every overseas buyer. The legal status of the development, the buyer's residency category and any required licence still need to be confirmed.
If you are buying as a non-Bermudian, establish what you are actually permitted to purchase before spending time comparing properties that may not qualify.
What Do Real JBM Prices Show?
There is no reliable single price difference between a Bermuda condominium and house.
JBM Realty's August 2026 Bermuda market update included a two-bedroom Paget condominium at BMD $470,000. Current JBM sales inventory also includes a three-bedroom Warwick property at BMD $950,000 with a separate income unit and a five-bedroom Warwick property at BMD $995,000 containing four separate residential units.
Those figures are asking-price examples, not Bermuda-wide averages. They demonstrate why buyers should compare live inventory rather than assume every condo occupies one price range and every house another.

Condo Ownership: Shared Responsibility
The practical attraction of a condo is that you normally own your individual unit while responsibility for defined shared parts of the development is managed collectively.
Depending on the development, common costs may relate to building exteriors, landscaping, shared facilities, insurance or major capital works.
Do not assume those arrangements are identical from one condominium to another.
Before purchasing a condo, ask for:
- The current condominium or maintenance charge.
- A breakdown of what the charge includes.
- Information on the association's reserve funds.
- Details of planned major works or assessments.
- Rules covering pets, renovations, parking and rentals.
- Confirmation of the insurance responsibilities of the association and individual owner.
That documentation tells you far more about the ownership experience than the monthly fee alone.
House Ownership: More Space & More Direct Responsibility
A house usually gives an owner greater control over the building and outside space, but it also moves more of the responsibility directly onto that owner.
Bermuda buyers need to think beyond decorating and garden maintenance. Roof condition, water collection and storage, drainage, external paintwork, storm preparation, landscaping and general structural upkeep can all become part of the ownership budget.
Real Example: Pearman's Hill WK, Warwick
JBM Realty currently markets a three-bedroom property in Warwick at BMD $950,000.
The main home contains two bedrooms and two bathrooms, while the lower level is a self-contained one-bedroom apartment. JBM identifies the additional accommodation as suitable for rental income, extended family or guests.
That gives a buyer options that a conventional single condo may not provide. It also means evaluating the condition, maintenance and running costs of both the main home and secondary accommodation.

Land Tax: Compare the Actual ARV
Bermuda Land Tax is based on the property's ARV rather than simply whether you own a condo or house.
The Government of Bermuda applies rates across ARV bands, so the appropriate comparison is the actual assessment attached to the property you are considering.
It is therefore unsafe to assume that every condo has a low tax bill or every house has a high one. Obtain the property's current ARV and Land Tax information before calculating long-term ownership costs.
Check the Government of Bermuda's current Land Tax information.
Non-Bermudian Acquisition Costs Can Differ by Property Type
For buyers who require government approval, the difference between a qualifying condominium and non-condominium residence can also affect the acquisition budget.
JBM Realty's 2026 buyer-cost guidance states that an ordinary restricted person outside the specified Bermudian-family and permanent-resident categories can face a landholding charge of 12.5% for a qualifying non-condominium residential unit and 8% for a qualifying condominium that is not tourist accommodation or a hotel residence.
Different buyer categories, exemptions and property circumstances can apply. These percentages should therefore not be added automatically to every international purchase.
A Bermuda lawyer should confirm your eligibility and transaction-specific acquisition costs before you make an unconditional commitment.

What About Rental Income?
Do not choose a condo or house on the assumption that one automatically produces the stronger investment return.
JBM's current rental inventory demonstrates that demand exists for different property types. At the time of writing, the agency is advertising a two-bedroom apartment in Sandys at BMD $4,500 per month and a three-bedroom house in Warwick at BMD $6,200 per month.
The higher house rent does not automatically make it the stronger investment. Those rental figures cannot be converted into meaningful yields without the acquisition price and full ownership costs of the same properties.
For an investment purchase, compare the actual purchase price with achievable rent, vacancy, management, Land Tax, insurance, maintenance and any condominium charges.

A Multi-Unit House Can Be a Different Investment Again
Not every house is simply one home on one plot.
JBM's Pearman's Hill listing in Warwick is currently marketed at BMD $995,000 and comprises four separate apartments: one two-bedroom unit and three one-bedroom units.
JBM states that upgrades are needed and positions the property as an option for an owner-occupier seeking rental support or an investor prepared to improve the building.
That is a very different ownership proposition from either a standard detached family home or a single condominium unit.

Privacy, Outdoor Space & Control
A detached house will generally provide more control over private outdoor areas than a condominium, but individual properties still need to be compared rather than assumed.
A condo may provide a substantial terrace, landscaped grounds or shared waterfront facilities. A house may have its own plot while offering relatively little usable outside space.
During viewings, compare:
- Private versus shared outdoor areas.
- Parking and access.
- Storage.
- Privacy from neighbouring properties.
- Renovation restrictions.
- Storm exposure.
- The amount of outside maintenance you actually want to manage.

Location Can Matter More Than Condo vs House
The same property type can serve completely different lifestyles depending on the parish.
A buyer prioritising proximity to Hamilton might begin with Pembroke. Someone prioritising South Shore beaches and more residential surroundings may consider Southampton, while buyers looking towards Bermuda's western end can explore Sandys Parish.
Compare commute, local services, exposure, parking and day-to-day convenience before deciding that additional square footage automatically makes one property better value.
Condo vs House: Practical Comparison
| Factor | Condo | House |
|---|---|---|
| Maintenance | Some exterior and common-area responsibilities are normally shared through the association. | The owner generally manages more of the building, land and exterior maintenance directly. |
| Shared charges | Condominium charges and possible special assessments need to be reviewed. | May avoid condo charges, but individual maintenance costs can be broader. |
| Privacy | Depends on the development, layout and shared facilities. | Often offers greater separation and private outdoor space. |
| Alterations | Condominium rules may restrict changes affecting common or exterior areas. | Greater direct control, still subject to planning, title and other legal requirements. |
| Non-Bermudian eligibility | Different ARV threshold and development-specific eligibility can apply. | A substantially higher minimum ARV applies to the relevant restricted-buyer category. |
| Rental potential | Depends on location, rules, purchase price and tenant demand. | Depends on accommodation, location, running costs and any additional units. |
Do Condos or Houses Resell Better?
There is not enough property-specific evidence to support a blanket rule that Bermuda condos always sell faster or houses always appreciate more.
Future resale will depend on the individual home's condition, location, eligibility, ARV, asking price and the buyer market available at the time.
For a condo, also consider the financial health, condition and rules of the wider development. For a house, the condition of the structure, roof, external areas and any secondary accommodation can materially affect future buyer appeal.
Real Buyer Proof: A Search Can Take Time
JBM Realty publishes a testimonial from B.N. in Bermuda who describes working with the agency for two and a half years while searching for the right home to buy and says they would recommend JBM to others looking to buy, sell or rent.
JBM does not publicly identify whether that eventual purchase was a condo or house, nor does it publish the purchase price or ownership costs. Those details should therefore not be assumed.
What the testimonial does demonstrate is that finding the right Bermuda property can require patience and a search based on the buyer's real requirements rather than forcing a quick decision around property type.

Frequently Asked Questions
Is a condo cheaper than a house in Bermuda?
It can be, but there is no reliable fixed percentage difference. JBM's 2026 market coverage included a two-bedroom Paget condominium at BMD $470,000, while current Warwick house listings include examples at BMD $950,000 and BMD $995,000. These are individual asking-price examples rather than Bermuda-wide averages.
What does ARV mean when buying Bermuda property?
Annual Rental Value is a government-assessed rental value used for purposes including Land Tax and aspects of restricted-person property eligibility. It is not the property's asking price or current market value.
Can a non-Bermudian buy any Bermuda condo?
No. Buyer status, the property's ARV, the condominium's legal eligibility and any required government permission must be checked. JBM's current non-Bermudian guide states a $25,800 minimum ARV for condominiums for the relevant purchaser category, but meeting that figure alone does not confirm that a particular unit can be purchased.
Are condo maintenance costs more predictable?
They may be easier to budget where regular condominium charges cover clearly defined shared services. Buyers still need to examine the association's finances, reserves, insurance responsibilities and any planned assessments before purchasing.
Is a house better for rental income?
Not automatically. JBM currently advertises both apartment and house rentals. Investment performance should be calculated from the actual acquisition price, achievable rent and property-specific expenses rather than property type alone.
What should I check before buying a Bermuda condo?
Review the condominium charges, what those charges cover, reserve funds, planned works, building insurance responsibilities, association rules and any restrictions relevant to how you intend to use the property.

Bermuda Condo or House: Make the Decision Property by Property
A condo can suit buyers who value shared maintenance, a simpler ownership structure and access to particular developments. A house may suit buyers who prioritise privacy, space, control and flexible accommodation.
But neither is automatically the better investment or lifestyle choice.
Check the ARV, buyer eligibility, Land Tax, maintenance responsibilities, association finances where relevant, insurance, condition and location of the actual property before deciding.
